Building a new home with Jeff Spear Homes is different than it is with most other builders.

We do things just a little differently than many of the builders in our area. We like to spend a little time with you to determine how we can best meet your needs. Our entire process is centered around working to provide the best service to new home buyers. Just follow the steps below to discover how Jeff Spear Homes can provide you with a wonderful new home.

Meet with us about your new home.

Our experienced professionals will meet with you to get an idea of your needs and desires so that we can help guide you to the house plan and the location that works best for you and your family.

Select a House Plan.

Using your needs, your desires, and your budget as guidelines, we will help you select a house plan that works for you and your family.

Accept a Proposal to Build from Jeff Spear Homes.

After we have met together, we will provide you with a price to build your new home based on the lot, the house plan, and the things you want in your home. We will include allowances for certain items, such as cabinets and floors, in our proposal.  Our proposal to you is always contingent upon your satisfaction with the completed house plan and with the selections following our comprehensive selection meeting.  If you feel that our proposal meets your needs and that you would like to move forward with us, we’ll ask you to sign the proposal, creating a binding contract with us, and to make a construction deposit that is 10% of the purchase price. This deposit works much like a down payment; we will provide your lender with proof of payment, and they will apply your deposit toward your mortgage loan at closing.

Finalize the House Plan.

After we receive the deposit, we’ll start the process of completing the house plans.  We’ll send the conceptual plan to our draftsman, and he will convert that into actual construction documents.  We will work with you to make all the changes necessary to make the plan just what you want. 

Make your selections.

As soon as the plans are finished, we will schedule the selection meeting.  This meeting usually lasts for a full day, but it gives us an opportunity to select nearly everything that goes into your home, including cabinets, countertops, flooring, lighting, and all the other items that need to be identified.  At the close of this meeting, if you’re still satisfied, we will finalize the contract, and we will be ready to begin the construction process.

Sit back and relax as we build your new home!

Now that all your selections are made, you can enjoy watching the construction of your home. We can usually be finished with construction within four months from the time we begin framing the home, depending on weather and other factors which are beyond our control.

Communicate with us whenever you like.

We know that building a new home can be intimidating. Buyers are often concerned that communicating with their builder will be difficult. We use an online system to keep up with all the details and to communicate with you.  This allows us to keep a log of conversations, so that we don’t run into many of the problems that pop up as a result of forgetfulness.  In addition, you can log onto the system at any time to view your selections and to verify your price, including the cost of any upgrades.  We have found this to be an invaluable tool in building the house and in working with our buyers.
